Hi, now we also have our first "professional" floor plan available. Made by a construction company, based on our wishes and a "standard" bungalow from another construction company. From them, we will also receive a detailed plan with the same layout. What do you think about it? Requirements were: - Entrance from the side where the carport is supposed to be (east) - Utility room access towards the carport. - Living room and kitchen with access to the terrace, which faces south. - Guest WC is mandatory - Space for stairs (as a reserve) in the hallway but not too big... Of course, all criteria are met, but we are happy to receive tips and advice. Thanks

Could you please place the house in the site plan and post it with a north arrow?

Here is the instruction, you should have seen it

I hadn't had it until just now either, and although I had read the post, I actually wanted to first evaluate the room layout.

But here is the view with the property, with "down" being towards the northeast.

So I like it, I do like angular walls. I might make the access to the bathroom from the bedroom. And does a utility room really need three entrances? Especially the one leading outside, I would reconsider that, otherwise there needs to be a high-quality insulated security door. Better to section off a corner and create a pantry accessible from the kitchen, the utility room doesn't have to be that big, right? 12 sqm is quite a lot, you can spare 2 sqm. In the bathroom I would miss a bidet or at least the space to possibly retrofit one. And the elevations and how the house will be positioned on the plot are missing.

Hello Thomas.

The long corridor (tube-shaped) will become very dark due to the arrangement of the rooms - no daylight (excluding the front door with side panel for now).

What also catches my attention is the width of the living & dining area - I personally find it too narrow.

The slanted walls are also difficult to furnish.

I like the large kitchen & utility room.

Best regards

I find it unfortunate that you, although only two of you, do not have a truly private area. In terms of space, a dressing room and a private bathroom could easily be realized. The small width of 3.7 m in the living room (especially considering the length) is also suboptimal. If a staircase really goes there, a proper wardrobe is missing.
