I have rarely commented on the topic of gardening. For outdoor facilities, paving work as well as splash protection, etc. are meant. But as far as the details go, Bamboo is not involved. What does the equity of 100,000 refer to? Is it liquid or is it the value of the property? Keep in mind that in addition to the loan repayment (however high), there are also monthly ancillary costs. All in all, your costs will exceed 700. Maybe it would be possible to sell one of the many properties to make the financing issue "round"? Then you could approach the house search/costs more relaxed... Even with 100,000 equity, you would need to borrow at least or just under 200,000€. Regards, Yvonne

True, but seriously: They have several plots of land plus (as I understand it) €100,000 in equity. In the region, the price per square meter is probably quite high. If I remember correctly, Ravensburg etc. should be located there. Under these circumstances and with the current interest rate level, I would actually build a bungalow as described above. You have your own house, no homeowners' association, can walk around the house, and have the retirement savings comfortably in your pocket. If I look at other 110% financings here, you are comfortably in the green zone. But the location also costs, that's true. You will probably have to reckon with at least an additional €150k.

Of course, you are right about that. On the other hand, I am reluctant to build single-story (space would be wasted). In fact, I will still look at bungalows. Unfortunately, I cannot open the attachment. : We will not create a large garden because the parental home already has a big one. The 100,000 equity is readily available. Self-performance is currently not an issue. I see it this way: self-performance can delay the construction because the service must be delivered at the right time (a lot of planning & coordination is necessary). However, we can certainly do some things on our own (e.g., excavation, plumbing). For now, I want to plan without that. Many thanks for the tips so far. We will now look at some houses & providers. It is very difficult to make the prices/services of individual providers comparable. Near Erbach, there is a holiday home village. Unfortunately, the provider is not interested in selling outside of their site. An alternative would definitely be this type of house. Are there comparable providers?

What you linked is a nice holiday apartment, but nothing permanent for me. A bungalow doesn't waste any space; it just brings the available area onto one level. The pictures, which one can hopefully open, show in my eyes a successful bungalow with a somewhat steeper roof, whose attic is thus a replacement for a basement. You live downstairs and have upstairs the stuff you own, also a space for drying laundry, room for suitcases, boxes, Christmas decorations, etc. Ideally, a staircase leads upstairs instead of a trapdoor with a ladder. Again: outdoor facilities are unavoidable and cost money. Nothing about a garden, I never said that. But if you want to leave a desert around the house and not build a terrace: go ahead ;) [emoji12]

We are currently building a bungalow with 168 sqm. It has a ton of advantages, especially if you have or are planning to have small children. However, the floor plan of a bungalow must be very well planned so that it doesn’t become too convoluted. For this, you also need a plot with the appropriate building envelope.

Regarding the garden: from personal experience... plan well for it. It’s not so much about paving work. Instead, it’s about necessities like the already mentioned splash protection and infiltration-rainwater utilization systems. The authorities currently insist on you managing the rainwater by yourself. That quickly adds up to a few thousand euros.

About the 100 sqm: Are you planning to have children? At 26/25, you’re now slowly at the age where the first brain cells start to deal with this topic. So it makes sense to include children’s rooms in the building plans. Especially since you want to build at your parents’ place (that’s what I gather).
