I would really like to read the original text of this presumably very original interpretation. That sounds like you wouldn’t last the first round in the boxing ring aka financing section. Do the local regulations even cooperate with holiday rentals? I know a really great trick: don’t build a huge flat box, but rather two stories (or at least with a finished attic). By the way, with a hip roof it also gets quite dark in the huge attic space.

The price is getting tight. A bungalow is more expensive than, for example, a townhouse (larger foundation, bigger roof, harder to implement kfw). We pay about €2,750 per sqm for approximately 140 sqm of living space + 12 sqm of covered terrace. Additional costs, outdoor facilities, kitchen, and furniture are added.

I did a back calculation. €425,000 - €50,000 additional costs = €375,000 / 175 sqm = €2,142 / sqm and as [Kfw 40] and without outdoor facilities. In my opinion, hardly feasible with a lot of own effort.

Thank you very much for all the feedback; unfortunately, it confirms our own impression. We were hoping for ideas like: rotate it this way, mirror that part, and it fits ;)

We have a concrete house offer on paper with our wishes, but without a floor plan. Our draft is only meant to reflect our rough idea; it is clear that we still need to add furniture.

We could also reduce to 150 sqm and officially finish the attic. We are firmly planning the granny flat because our families live far away and would stay longer during visits. The rest of the time, we want to rent it out to holiday guests; the region is very attractive for this, and the development plan explicitly allows holiday rentals within one’s own four walls. Of course, the granny flat and the double repayment bonus also play a role in financing and make it more attractive for us. However, this was not the original idea. The repayment bonus is not yet included in the 425,000 EUR.

What do you think about the arrangement of the rooms: living on the left, sleeping on the right, and the position of the granny flat? Do you have ideas for a better positioning?

PS. We are missing ideas for integrating a granny flat in a house that is not a bungalow, since with a different house shape on the ground floor we would have hardly any space left ourselves.

The repayment subsidy must not be taken into account in the; in my opinion too low; 425 TEUR either, since you only receive the subsidy after construction, so you have to lay out money/take out a loan first. Have you really thought this through with the granny flat? You are building your own house where strangers partly live and use your garden. In terms of freedom, that is quite limited. Would a large guest room possibly be a better solution? Is a bungalow fixed for your rather small plot? Wouldn’t a townhouse or something similar be better? In any case, it would be cheaper :cool:

If you would draw in real furniture sometime, you would see yourself how good or bad the arrangement and feasibility of the design is…! Look here to see how the procedure is: Of course not. The house estimate of a planner/general contractor/producer has nothing to do with your choice of bank. Additional construction costs and outdoor facilities also have to be added; the general contractor initially has nothing to do with that either. That is already good that it is explicitly allowed. However, even in attractive regions, one should provide attractive accommodations for guests. One should also consider what the target group might look like and whether they will find a granny flat next to the owners attractive. In my humble opinion, vacation-seeking couples also have an expectation of their holiday that goes beyond “mattress, kitchen, bathroom.” I would rather accommodate it separately in the attic with a balcony that can also be used as an entrance. Or an expanded roof over a double carport, but I also do not see that on this building plot if it is supposed to be a bungalow. I do not see two housing units on the ground floor.
