What do you think about the arrangement of the rooms,
…,, that we still have to draw in furniture is clear.
If you would draw in real furniture sometime, you would see yourself how good or bad the arrangement and feasibility of the design is…!
We have a concrete house offer with our wishes on paper, but without a floor plan.
Look here to see how the procedure is:
It is based on 170 sqm, takes his flat rate of 2500€/sqm for the single-family house and the result is … tadaa 425,000€ :)
The repayment grant is not yet included in the 425,000€.
Of course not. The house estimate of a planner/general contractor/producer has nothing to do with your choice of bank. Additional construction costs and outdoor facilities also have to be added; the general contractor initially has nothing to do with that either.
In the remaining time we want to rent it out to holiday guests, the region is very attractive for that, the development plan explicitly allows holiday rentals within your own four walls.
That is already good that it is explicitly allowed. However, even in attractive regions, one should provide attractive accommodations for guests. One should also consider what the target group might look like and whether they will find a granny flat next to the owners attractive. In my humble opinion, vacation-seeking couples also have an expectation of their holiday that goes beyond “mattress, kitchen, bathroom.”
PS. We lack ideas for integrating a granny flat into a non-bungalow, since with a different house form on the ground floor we hardly have any space ourselves anymore.
I would rather accommodate it separately in the attic with a balcony that can also be used as an entrance. Or an expanded roof over a double carport, but I also do not see that on this building plot if it is supposed to be a bungalow. I do not see two housing units on the ground floor.
