Huh? My advisor must have been talking nonsense. I explicitly specified only the construction sum (i.e. excluding the plot)...

Is the construction sum including incidental building costs?

I will conclude the contract about 1 month before signing.

Yes, probably included ancillary building costs. But I will try to reach him again now to see if the land must also be included... If you have a general contractor (GU) instead of a developer, you must take out the insurance after signing the contract but before the start of construction (earthworks or demolition).

So, I have now spoken with my insurance guy. If less than a year passes between the purchase of the land and the start of construction, the purchase price of the land must be included (which almost doubles the premium for me). Because the insurance assumes that, in connection with the land, there can also be legal disputes. Waiving this and possibly ending up underinsured in case of disputes would have been a risk, which is why I have now had this adjusted. Damn, the (money) box is rattling.
