Exactly, I could imagine that there are simply too many cases of damage where the outcome is seemingly positive, but the courts rather aim for a settlement in which usually a certain compensation for the defect (good for the builder) is made, but the litigation costs are shared and the attorney's fees remain with the respective party = costs for the insurance.

To everyone asking how expensive ÖRAG is: just check their website. They have an online calculator where you simply enter the house price. And it probably comes out to around 0.12% of the construction cost.

We will also take it out together with the fire shell construction insurance. It also absolutely makes sense for 5 years because legal protection also makes sense during the warranty period.
It's not exactly cheap. But as was already said: without legal protection, you would often give in easily because you fear the risk of litigation costs. So all counter-calculations for hypothetical legal disputes are really just simplistic calculations.

I see it the same way. The question is whether it’s only the house price or the house price including additional construction costs and land, even though the land was purchased separately elsewhere?

Can I include the complete costs as additional construction costs in the financing?

I contacted an advisor from the area yesterday.

Land definitely. It also says so in the form field of the online calculator. I haven’t found anything about incidental construction costs just now. But it would make sense if they were included.

But why land? The house is being built by someone else and the land has nothing to do with shoddy workmanship.

However, I will find out firsthand.

Don't ask me. Especially because cheap plots of land are often more problematic than expensive ones. So the premium increase due to more expensive plots somehow doesn't make sense. I'm looking forward to your feedback. I also have to ask how short-term the insurance can be taken out. I'm not interested in paying uselessly during the months while the building permit is pending. (No groundbreaking will take place beforehand)
