Is builder's liability insurance necessary for renovation in existing buildings?

I don’t get the logic. Precisely because you are liable, despite warnings and signs, liability insurance makes sense because you can hardly bear the damage privately. That’s where the insurance steps in. However, it will require appropriate securing of the construction site from you (and signs alone are not enough as far as I know, there should be a fence).

Then I would choose another insurance. What would they even cover anymore if there are no third-party damages on/through the construction?

I just called LVM again and asked because it seemed strange to me.
1. Injuries to third parties who simply come onto your property/"your construction site" and are foolish enough to injure themselves are insured.
2. If the bricklayer leaves his trowel lying around, the painter trips over it and breaks his neck, you are liable and that is apparently also insured.
Those are probably the two examples that would be relevant. Unlike with new construction, you yourself are responsible for everything being in order and not, for example, the developer.
Last time I spoke with a trainee who apparently didn’t know that. Well, that’s what they’re training him for...

Hi,

practical experience with me, once new build on existing building, once renovation. In both cases I took out the insurance for about €200.

Case 1: Neighbor WEG wants money from us because damage occurred due to transport vehicles and vibrations. No trade can be assigned, so I am responsible. The liability insurance takes care of it, I haven't heard anything in a year.

Case 2: The property is constantly entered by curious people despite signs and barriers. I check in the morning, at noon, in the evening, and in recent days more often after storms. There are constantly some stones or slats on the ground that must have fallen down. If one of the illegal visitors is hit, I am still responsible. It was not secured sufficiently.

In other words: Do it, I would always take it out again.

Tip, before you take out separate expensive liability insurance for owner-occupied new builds or renovations. Check your private liability insurance and switch it if in doubt! In my case, the costs increased from 60 to only 80€ per year for the new insurance.

For me and my wife, with regard to the planned construction, the following is included: - Gross negligence - unlimited construction sum (also with unlimited private OWN WORK!) - Extended builder’s liability regarding ground subsidence/landslides - Use of cranes, winches, and other loading and unloading devices, including damages to third-party motor vehicles - Home and landowner liability up to 10,000m² - I have also covered the remaining scopes such as small business and professional liability for my wife
