Especially since one does not finance through an insurance, but the lender is an insurance company. They offer a classic annuity loan. An insurance is not necessary, but I think that is clear enough. What does surprise me, however, is the fact that we are discussing €500,000 fixed for 10 years. At an interest rate of 0.88%, which is even cheaper with a 10-year fixed rate at an assumed loan-to-value ratio of less than 60%, this corresponds to an outstanding debt of around €445,000 with a repayment rate of 2%.

Yes, of course, that's right, I foolishly calculated with 1%. But even €400,000 remaining debt doesn't change the core statement or surprise.

What is your actual mortgage lending value, or purchase price/manufacturing cost and equity investment?

It is an inheritance case. Payout to the sister. That means the market value is probably >1 million if he needs 500K€. Therefore, loan-to-value is 50%.
