Attached are the two parcels from the development plan. I like the unbuildable biotope - currently existing hedge in the south - at the semi-detached house. Also, you look from the house into the valley and only have one neighbor.
The semi-detached house definitely with a basement and a room height of at least 2.50 m. Unfortunately, after consulting with the municipality, I cannot buy the neighbor's plot of the semi-detached house. I don’t mind if the semi-detached houses look different for now. Roof shape (single pitch), roof slope (10-30°), and max ridge height (9m) are already fixed.
I will clarify that with the future house-building company – thanks also for the note on basement underpinning.

The biggest bomb is almost defused if you build with a basement. It will be most relaxed if your neighbor builds without a basement; in second place would be if he builds with a basement and equally deep. But he could also – whether due to higher room height in the basement and/or different foundation height location – want to excavate a bit deeper than you. Therefore, you should already discuss the topic of "underpinning" with your planner. Unfortunately, most development plans do not require that the semi-detached partner must build with the same profile – you can forget about visual harmony completely. That the twins in the extreme case resemble each other as little as Schwarzenegger and DeVito, you can at best prevent by buying the other half of the plot and passing it on under corresponding conditions (which of course you first have to be able to afford financially and tax-wise).

The insulation must be well thought out, also regarding the boundary distance. If the insulation is to remain when completing the semi-detached house, you must of course back off further – otherwise, a joint distance to the boundary will suffice, which in the meantime is overbuilt with the insulation. Keep in mind that the neighbor will probably not build their half with the same profile – see above. The truthfulness of hope for volume discounts is not seriously worth addressing: we are talking about coins in small quantities compared to suitcases full of cash (similar to the rubber mats that the car dealer still adds to the "house price"). Peanuts in more than Kopper’s sense. You can also share the site porta-loo without building with the same contractor.
