I have already pointed out the issue countless times here and in "A semi-detached house has TWO halves" (best to google with quotation marks) that half semi-detached houses are not recommended – don’t plan without the neighbor!

Oh, a basement too. I hope the neighbor wants one as well, or at least you build first. Do I really have to give the warning every single time to read the Goalkeeper thread ? (whose thread starter is slowly getting a bit annoyed that I constantly recommend his thread about his beautiful house as a horror story, but the issue is simply not something to take lightly, and his thread is simply the first choice on the matter).

We now live as 5 in a semi-detached house, but we are now building a single-family house. We also have a living basement, ground floor, upper floor, and attic and about 170 sqm.

Personally, I would swap an office for a children's bathroom and plan a 2nd office in the basement (with a light well).

We already know the neighbor, unfortunately he is still undecided about the basement. He is rather considering building a large double garage and using that as parking space.

I see the point of a second bathroom for 5 people, but no good reason for a third bathroom (=children's bathroom). Especially when you are already worried whether the space is sufficient. But so far everything is rather tentative. What makes sense can only be determined with concrete floor plans and a specific property plan. An office in the basement would not be bad if there is a slope in the terrain, but on a perfectly flat property I would be rather skeptical. The necessary light well would have to be quite large, and the semi-detached house plots tend to be small. The question here is of course also how often it will be used, whether an office for two might be enough, etc. The floor plan questionnaire, as mentioned.
