Semi-detached house feasible for 400k?

We are building a 7m wide end-terrace house (so practically a semi-detached house) in the Rhein-Neckar district in autumn, and I tell you, 400k for a semi-detached house including a basement is really tight. With us, the basement alone cost about 80k – so we skipped that. However, if your neighbor is building with a basement and you are building without, then if you build after your neighbor, you will have to later make a deep foundation on their side, which can easily cost 10–15k.

I also find that a general contractor who gives you a price per square meter already seems very unprofessional. We had numerous planning appointments with our general contractor and received a really detailed offer every time.
Besides, 600k seems absolutely exaggerated to me. We are now at about 2300 €/sqm including the foundation slab and a completely turnkey house with a few extras.

Thank you very much for your help! I generally consider the GU to be reputable; friends built with him a few years ago. He provided the figure at our insistence, as we need to estimate whether it is even possible. Of course, we would get an exact figure only after the house plan is finalized, etc.

Without a basement, it hardly seems worthwhile, especially if a retaining wall is needed next to the slab due to the neighbor's basement...

I spoke again with the neighbor yesterday and asked about his costs. They are indeed around 2800€/sqm but without any personal contribution and also with upscale features regarding insulation, pipes, etc.

Is he building an eco-house? Which KfW? You can still join the general contractor but build with different materials. He should make you an individual offer. 2000€/sqm is normal.

We are talking about BW. And since the costs are supposed to be as high as those of the neighbor, I would first inquire what exactly is included in his construction service description. It could really already be the all-inclusive package, including connections, painting work, KfW40, geothermal energy, etc. Otherwise, a second offer elsewhere would certainly be worthwhile. And if, for time reasons, only a plan is initially created – maybe the first general contractor could at first just build the basement including connections, and then a second general contractor the rest.

I have now contacted another general contractor to get a second offer. Acquaintances who know the neighbors told me that they really are 200% types, always wanting only the best and highest quality of everything. Unfortunately, they can probably afford to do that because of an inheritance...

Neighbors like to brag... If they had the money, they wouldn't build a semi-detached house, because you haven't really saved anything there for a long time.

But you should definitely get more offers; that way you inevitably learn what is important and how.
