Atypically high offer for ventilation system

Our BU is very honest and we as well as others trust him a lot.

However, he is not a fan of ventilation systems.

He quotes the following prices. Is there

1. A solution that is rather in the wall or something like that to avoid paying an increase and

2. Is the price okay?

Total area 187 sqm, of which about 40 sqm is an extension, the rest is distributed over 2 levels as a city villa. There is a ceiling opening to the first floor of about 9 sqm which is not included in the 187.

Attached is the text from the BU.

Pluggit Avent fresh air unit with heat recovery incl. aluminum cross-counterflow heat exchanger including air hoses, supply and exhaust air outlets, silencer, distributor, cover grids in standard white plastic supply and installation €14,192.58

Bower – Door – Test mandatory for ventilation system installation €476.00

Increase of the total floor structure from 14 cm to 18 cm on the upper floor by installing 3 cm more Styrofoam insulation €2,988.97

Enthalpy exchanger and summer bypass no costs yet

Gross or net?

From my point of view, it's a normal price for a controlled residential ventilation system. Maybe you can find it somewhere 1,000 € to 2,000 € cheaper, but otherwise, it's fine. What did you expect?
I believe the Pluggit Avent already includes a heat exchanger.

You need the ceiling extension so the ventilation pipes have "space".
What I find expensive are the stainless steel covers from Pluggit (at least the ones for exhaust air 90 €/piece), if you don’t like the white plastic ones on the ceiling later.

I have always read values of 40 to 60€ per sqm and 6 to 10,000 on the internet.

I thought that was with everything.

Then the roof falls and eventually, if needed, maybe a decentralized one in the hotspots. :(

But then the offer more or less matches. Since everything is more expensive at the moment and that also applies to the construction industry, you arrive at €60/sqm x 187 sqm = €11,000. You are then not far off. And the ceiling height increase does not directly relate to the installation of a ventilation system and is, of course, not included in the values found on the internet. I would consider whether you might want a controlled residential ventilation system after all. I have not lived in our house long enough to give you truly honest advice, but when I look at the requirements for ventilation if you do not have a controlled residential ventilation system, I could not comply with them and would be afraid of mold. But I could be mistaken and it might actually be no problem.

20k is just not feasible, unfortunately.

The BU has built just under 1000 houses according to the Energy Saving Ordinance and only a handful with controlled residential ventilation. None of them have mold. I'm just worried about it. I would then install air meters everywhere and hope for the best.

Don't get me wrong. I suggested controlled residential ventilation to Mr., but 20k is simply not that easy to add, and friends who built with him and controlled residential ventilation end up dealing with it for over half a year and regret having paid the money.

I would have done it for 10k.

And isn't there an option without floor construction, for example over the wall?

Maybe he is not the right contractor or is stuck in the past? I don't know anyone who is annoyed by a Controlled Residential Ventilation (central!) and turns it off. Only buildings with decentralized ventilation are characterized in my environment by devices being generally deactivated.

What kind of mold? Where does it come from and where should it go with a Controlled Residential Ventilation? That’s nonsense.

For us, an 18cm floor construction was standard, so no problems with the pipes.
