It's just a small point, but regarding the kitchen, I would definitely plan for more just to be safe. A new kitchen for €20,000 is definitely doable. However, I estimate that you will more likely end up closer to €30,000 than €20,000.

And at the latest, the offers from GUs that you are now receiving will speak a clear language. Maybe your house costs 480k with one and 550k with another, BUT it is important to read the construction service descriptions carefully. Because it may well be that the one with the higher price also includes much more. And my tip: relying on hearsay and acquaintances is not good for two reasons. Either the price is sugar-coated because they have such a good offer, or the price is exaggerated because they can afford so much. Get offers and then see how expensive it really is.

There is a book that contains tables for comparing the construction performance description. I don't remember the title right now. But you'll find it.

What does almost identical mean? These two points alone can make the difference: 20m² less and standard floor plan: 60,000€ saved No clinker facade: 30,000€ saved (I believe clinker facade is even more expensive than 30,000€)

Well, that really depends a lot on the wishes and the size of the kitchen. You can still get a good one for 20k.
