We are somewhat shocked by the prices. Do the 3000€ per sqm refer to the construction costs including incidental construction costs, or does it mean 3000*170 = 510,000 + 40,000 incidental construction costs? That would already be 550k just for the house, which we consider very expensive.
With 550k you are actually calculating quite tight. Because in addition to the 510k (3k x 170m2), the following guaranteed incidental construction costs will still come:
Building application
Building permit
Surveying
Soil report
Possibly demolition of old buildings
Tree felling work
Setting up a construction road
Removal of soil or soil replacement
Development costs (electricity, water, sewage, telephone, etc.)
Construction water and construction electricity
Insurances
and additionally, of course:
Kitchen
Furniture
Driveway
Terrace
Garden
Solid garage
If things go well, you end up around 600k, but if you maintain your high demands, it will rather be around 650k. Otherwise, you have to reduce your wishes. 150m2 instead of 170m2. Prefabricated garage instead of a solid garage (that already saves you 20k). No clinker bricks on the garage (why bother?). No clinker bricks on the house. Or simply 2 normal parking spaces (the others can be added later). Realistic for a budget of 500k is, for example, a white plastered townhouse Flair 152 Re by Town & Country with prefabricated garage. You should get the house turnkey for 400k. But more is not possible with that budget at the current prices. Unfortunately, you are building at the absolutely most expensive time in the last 12 years. For comparison: in 2018, 2k per m2 was normal. Within 4 years, prices for a turnkey house have increased by 50%. And it definitely will not get cheaper. Keyword: inflation. Because material prices will not go down due to the war and wage prices will easily increase another 8-10% due to union demands. I see no reason for optimism here. It may not get much more expensive, but it won’t get cheaper either.
