We are currently also building in the region around Nürnberg. The pure construction costs (excluding ancillary construction costs) are approximately 2,400 euros/m² including patterning and excluding BAFA funding for the pure construction costs. I would say that it is definitely possible to be cheaper, as we already have some extras included such as KFW55, basement with living room height, air conditioning, geothermal heat pump (with ring trench collector), central ventilation system.

Since we are building in Munich and that is a category of its own, prices cannot be applied to all of Bavaria, but when we were at the model house in Poing at the very beginning to look at prefabricated house providers, there were some houses that would have fit into your budget "as they stand" without additional costs (so not with carpet :) ), and are already calculated for normal regions in Bavaria. Therefore, I would obtain offers from both solid house providers and prefabricated house providers and carefully consider beforehand which cost drivers are really necessary and which rather correspond to the current zeitgeist but not your own wishes. Electric shutters, KNX, basement, large garage, architectural extras (dormers, bay windows, canopies, balconies, galleries, huge windows), large kitchen with island and Bora, and everything that falls under the green "healthy living" marketing seems to be common nowadays, but none of this is necessary for a happy life in your own house. For the fireplace, the chimney cost us around €8,000, but there were extremely large differences for the stove itself, and here we also found nice models among the cheapest providers. We are building solid and had a cheaper base price for the house here than what prefabricated house providers calculated. However, we could not do "pre-sampling" here and now have to accept the price from our construction company for all special requests that were not clear to us when signing the contract or leave them out altogether. If possible, I would talk to previous builders from your region for both options (especially those who have just finished) to find out realistic prices for earthworks and general additional costs (house providers like to make this look mercilessly nice) and at the same time request all special wishes with the initial offer / go through the sampling center for the prefabricated house and inquire about the prices.

Which developer are you building with? We also want to build in the Nuremberg area. We are currently at about 2,800 euros/m² (pitched roof, external blinds on the ground floor, electric shutters in the other living rooms, basement at living room height, air heat pump, concrete stairs, no KFW, no ventilation system).... Seems very expensive to me.

We are building with Bonum. However, the prices are still from 2019, no idea how expensive it would be now. Bonum is not a developer, more of a construction broker who offers the floor plan design and takes care of the bureaucracy like the building application. They suggest craftsmen for the trades, with whom you then conclude individual trade contracts. That way you pay the trades directly, which I find very good. Also, the additional costs for upgrading stay within limits and are fair.

Unfortunately, this also has disadvantages. During the construction phase, Bonum completely withdraws in case of problems and refers to the construction manager. This is sometimes very annoying when it comes to issues that do not concern execution but planning. Feel free to contact me if you want more info and what you should possibly watch out for with Bonum.


In my answer I posted the total costs per sqm including costs for the basement. That’s what the basement has to do with it ;)
