Thank you very much for your answers, now we can assess the whole thing a bit better. I'll get started on the floor plan (re)design :-)

I would calculate with €2300 per sqm for 2022 Either there will be some surplus or it will actually be more expensive, then the walls will have to be painted by ourselves and some cheap laminate installed. We will probably end up at about 2,600/sqm, but we are building with wood and [kfw 40].

We built south of Regensburg last year. If you're lucky, maybe €2,200/sqm will be enough. But I would assume €2,400/sqm.

Construction costs are rising sharply again. I wrote about it the other day. BaWü extension (without bathroom or anything like that) was calculated at €2,000 per sqm, renovation €1,500. Unfortunately, wood costs have increased by 50%, other trades are also gearing up and further increases have already been threatened. Now the rough calculation is about 15% higher. But whether it will stay that way.... :rolleyes:

In my opinion, the chimney also comes extra and could cost around €10,000.

About two weeks ago, I inquired with a well-known prefabricated house builder in BW, and just during the preparation of the offer, the house (KfW 40) became about 5% more expensive due to price increases...

The price per sqm is currently €2100 according to the offer. However, one has to be honest that this price is with the absolute basic equipment (carpet floors in bedrooms, etc., no network cabling, plastic doors, etc.). However, it includes underfloor heating, electric shutters everywhere, and a usable heat pump. With usable remaining equipment (but at most upscale), I roughly end up at €2250. But we are talking about a prefabricated house builder known to be relatively inexpensive...
