Even though I deviate from the official one, Crizztallo apparently also builds with a basement and can compare his with my costs. So it fits for him.
That’s exactly why I asked. A basement costs about 80,000 euros in living space quality and is not included in the construction costs per m². Unfortunately, that makes your value meaningless.
Here again the calculation without the basement. Since the costs for the basement are not explicitly listed (it was included in the house price), I can only estimate. Since it is not a complete basement in living space quality, but only one of the rooms (okay, the ceiling height increase applies to all rooms, but only one is equipped with underfloor heating), I calculate only with 70,000 euros - that should be fair.
House construction costs: 422,000 euros (incl. incidental construction costs [including an external wastewater lifting system for approx. 17,000 euros], upscaling, KFW55, controlled residential ventilation, split air conditioning, basement, geothermal heat pump, raffstores on the ground floor on the south side, electric shutters. Excl. BAFA subsidy)
Deduction of basement costs: -70,000 euros

Total: 352,000 euros
Living area (without basement): 146 sqm
-> 2,410 euros/sqm
Without all the bells and whistles like lifting system, air conditioning, controlled residential ventilation and less the additional costs for the geothermal heat pump compared to an air-to-water heat pump, I come to 2,030 euros/sqm.
Of course, I don’t want to hide the personal contributions: network cables laid by myself, 18 sockets installed, and underfloor heating as well as floors will be installed by myself.
