The offer applies to 3 preliminary drafts. From the outside, the houses will look the same, only the rooms inside will be designed slightly differently (for example, I value a walk-in closet, while the other builder prefers a larger bathroom). Best regards!!

And the selected one will then be revised as often as necessary until it is approval-ready? - Does the price only apply to the service phases up to and including approval readiness, or also to execution drawings, site supervision, etc.?

@11ante
phew, unfortunately I cannot answer that for you at the moment.... but good questions that I can still ask the architect before we accept or decline the offer.
Thank you very much!

There is theoretically a lot in it - but at that price, you should not expect anything. According to the fee schedule, one could charge about 50 to 80k€ for what is offered (or what theoretically belongs to it). You can then compare that to the 8000€ and ask yourself if you can live with it.

what exactly do you mean by the answer? whether one can live with it? The compromises one has to make?

It should at least be clear in the offer which "LP x to y" it includes! ... probably that according to HOAI it should at least be "below list price." Unless, of course, that only applies to the preliminary drafts (= Leistungsphase 1-2).
