Additional costs when purchasing a plot of land - property tax?

... Sorry, I have to ask now, but as long as heating or whatever has not yet been accepted by you, isn’t it the risk of the builder and not yours... Or am I wrong here?

Shell house.

After the creation of the house shell, I was the construction contractor (also legally and with [BG-Bau]).

And items not firmly attached to the house were not insurable. A break-in and everything would have been gone.

And if there are, say, 15000 clothes lying around (heating, solar,...).... as a cautious person like me, you start to worry. That concerned me, honestly.....

In consultation with the insurance, I then just slept freezing in the place until it was installed.....with the lights on in the ground floor.....It worked. Back then, the house was almost standing alone here in the wide open countryside. Exciting moments.....

But such things create an emotional bond with the building. Sometimes back then during the construction phase, I hated the house. But by now I really love the little thing with the roof on it.

Are you not "underinsured" with that? I read there is a clause that this is not checked (otherwise only partial payment would be made). 16 € per month sounds okay though.

No, on the contrary. Underinsurance is explicitly excluded in writing.

We have a very fair agent (a married couple) whom we have known for 20 years through Steffi. With an admittedly expensive insurance.

But it pays out within 24 hours in the event of a claim (we had a fire in 2009 with damage over €40K in the rental apartment, electronics defect), does not stall.

We did not fall into such traps – he arranged everything correctly. The people were on site here for several hours, everything was documented. Only afterwards came the contract proposal. Totally great and fair.

I am satisfied with the price for the coverage.

And no: I definitely will not name the insurance company here… my personal experiences are not meant as advertising.

Compared to the rental apartment, we pay a few euros more per year than before (I think it was €162 back then). But that is so marginal it just gets lost in the noise.

In our interim apartments, the contract was temporarily adjusted to the smaller circumstances (a lot of household contents were stored at Sureguard) and then increased again in the house. Everything went smoothly.

Pure curiosity: Does the previous, old household insurance cover items stolen in the new building without any issues? Or was the household insurance policy adjusted before construction started?

During the construction phase, different rules apply..... Here you insure the building against water, natural hazards, fire, lightning, and earthquake. Theft/burglary: Nope..... Nada. Not possible.

You have to live in it for household insurance.

You need to adjust that then.

Personally, from experience, I say: Besides liability insurance, household insurance is one of the most important insurances you have (should/must have) alongside health insurance. Of course, you also have to insure the place (fire, natural hazards, water, burglary), but that doesn’t cost much. However, these are costs (building insurance) that tenants usually do not have.

Rough rule of thumb: Turn the house upside down without roof tiles. Everything that falls out: household contents. Everything that stays attached: building insurance.
