So... I read up a bit. What do you pay for your household insurance that offers 100% value replacement? I have found some that replace 40% in case of damage.

Horrible. Purely horrible. I am so sorry for you.

These days they break in at any time. Saturday noon is not unusual.

These are terror gangs. They also maraud here in Velbert. I find that extremely unpleasant. But the police prefer running speed camera marathons...... Apparently catching burglars is too difficult for them.

Burglary and theft: I was very afraid of it during the construction phase as well. It was not insurable. I had sleepless nights back then, especially when the valuable heating components were lying around here and not yet installed... I even stayed a few nights in the shell of the building with Luma and 5 blankets just to be safe (cold, shivering!)

Now after moving in, I have a full package, new value insurance everywhere. If there is a break-in: we get the new value. Damages from unsuccessful break-in attempts: are also compensated. In case of elemental damage, water (wood-frame house and water damage quickly results in total loss, for me I think 30 cm flooding on the ground floor is enough for that) or house fire / lightning strike / tornado (laughs) a new house will be built. For me, the risk of such things in relation to the value is just way too high, so I prefer to pay a few euros more per month.

Insurance-wise, the construction phase is critical, especially for components not yet connected to the building body (tools, materials).

I am still afraid of burglary to this day, even though everything has been built with security locks and the like and I now have a small alarm system… As long as the gangs can maraud as freely as they are currently able to do here in this country, my fear will not decrease.

Just as a heads-up, our general contractor had the same locks for all construction sites. After I found out, I no longer stored any expensive tools. Even during the lunch break, the doors were left open and no craftsman was around. Anyone could have helped themselves to the tools.

We pay 190.72 euros per year for it. That is: 15.90 euros per month. For 70,000 insurance coverage. Replacement at new value.

Since we are not rich (especially after building the house) and do not have antique luxury furniture and do not store any valuables of relevance here, the insurance sum is okay.

I have gone through this with the insurance expert, we have appraised everything and added a safety margin on top.

With heavy rain plus (rather unlikely, dirt cheap) and earthquake damage to household goods (20% deductible here), although earthquakes in Velbert are rather rare.
