Hello,

He named 480,000€ gross attributable costs for our ideas (approx. 180m² living space, plus another approx. 60m² usable space in the basement or outbuildings, double carport or garage).
Together with the plot (165,000€ including ancillary costs, developed, 1,200m²) as well as ancillary costs and simple exterior facilities, I quickly reach a total budget of 700,000€!

oh yes, the equipment should be decent:

central ventilation, ground source heat pump, electric venetian blinds, KNX bus system, good insulation, underfloor heating, bonded real wood floors...

That is a lot of money for now! So far, I thought I could manage with 550,000€ - 600,000€.

It is no secret that I am rather distrustful of cost estimates from architects. However, you caught one who exactly knows which numbers he has to add up. First of all, congratulations!

I come – roughly estimated – to 680,000 all in. Your architect has therefore included some extras or cushions here and there, or there are still equipment details or construction sites on the property that you forgot to mention. Either way, it is better to expect higher construction costs than to be confronted with bills at the end that cannot be paid. For "unused" funds after completion of the construction project, a solution can surely be found in conversation with your financier. These days, it is – even with comparable income like yours – not a given to be able to refinance; aside from the fact that it is the worst possible option!

I do not see great saving potential; even though some smart guy juggles different numbers. Therefore, if you want to save money, it only works by reducing the construction project. Either build smaller or save on the equipment.

Our architect hasn't done a lot of calculations yet, we only had our second meeting. It was more like "after seeing today what you have in mind, get used to the sum." Therefore, there are certainly still bigger inaccuracies. But I would be interested in how you arrived at the sum of 680,000€. If it's not too much to ask, it would be nice if you could post that here? But it's great to have one. You can control many individual functions separately, but it's only in combination that it really gets good. Just one example: window contact and shading: when the terrace door is opened, the venetian blind automatically goes up and stays there. Scene control for the light: at night, the light first goes on at 20%. Or in case of fire alarm: all lights in the house turn on and all venetian blinds / roller shutters go up. That's luxury, for sure.
