It will be difficult, as the wall facing the bedroom is probably load-bearing. But someone with structural knowledge needs to be asked.

The bicycle shed at the bottom of the street could be nicer, but it lies outside the 5m building boundary (see picture). And somehow the garden then becomes even smaller...

Hmm... the AB upstairs is redundant if the utility room is there. I don't like the bedroom. Or rather, it depends on what is supposed to go into the dressing room. And how should the bed be positioned? In front of a window? 3.60 x 3.70 seems too small for a living room for possibly 5 people.

So, completely independent of the interior layout, I would place the house right up to the 5m line at the front, so I don’t ruin the garden. Then, if I wanted a sunny seating area, I would make it separately in the garden at the back. It also has the advantage of cheaper supply lines.

If your shed is 310 cm wide, then the garage will not fit.


It would then have a maximum external dimension of 250 cm, so a maximum internal dimension of 215 cm, and no car fits in there.

Some value is also incorrect or the position on the property is not right.

17 m width - 310 cm on the right as edge development - 930 cm house width = 460 cm remaining width ... visually there should be more greenery on the left than the strip on the right of the house.

A complete site plan would also be interesting .. with visible neighboring properties, etc. South terraces are not always the main goal, better are east and west-north-west terraces. Light should come from the south, especially in winter.

And, for assessment, it is always useful to present house floor plans with your own furnishing ideas, because only then can you really judge whether these plans work. For example, I consider 360 cm in the living area quite sufficient ... it depends on the TV size. The distance no longer has to be as large as with the good old tube TVs.

It is also always useful to consider the planned sill height of the windows .. a sofa in front of a floor-to-ceiling window is rather pointless.

Thank you for the honest feedback, please be critical. That helps a lot to reconsider decisions already made before creating facts.

What is important to me about the orientation of the house: to get a little sun on the terrace and in the living area even in November when the sun does shine. And that would be rather difficult due to the surrounding buildings in the dark half of the year with long shadows. We deliberated for a long time about the north garden and south garden, but somehow having at least a few hours of sun on the terrace all year round was quite important to us. I don't know if this is the right compromise now. In May/June/July the north garden is certainly nicer because the sun comes nicely from the side, but what about the rest of the year?

Very observant, here in the measured sketch I still speculated that I could count 1/2 H as a clearance for the shed. However, it has meanwhile become clear that I can only build the shed as a boundary building with 3m length (the garage already has 6m on the same boundary, and max 9m per side are allowed). Accordingly, the shed now measures 4.25 x 3m in the colored sketch. If it stays in that spot...
