180 sqm city villa - Request for critique on the floor plan

The hallway on the ground floor will become very dark and there is no space for a wardrobe either. How is one supposed to see from the entrance hall who is ringing the doorbell? The living room is relatively small together with the kitchen, and the guest toilet is unnecessarily large again.

This is another one of those standard floor plans. No offense intended, but I would miss having room to develop myself. Everywhere there are standard furnishings, where is the space to retreat and spread out, or don't you all have any hobbies? Where can you close the door behind you and relax in peace... I appreciate having such rooms; in standard floor plans, it's simply difficult to accommodate additional things like fitness equipment, a piano, an aquarium, a puzzle table or sewing corner, model railway, or whatever. The children's rooms are nice, I would like to be a child there, too. But for the adults, there is simply too little free space, and that's in 180 sqm.

Hello everyone,
thank you for your opinions. First, a brief note on the questions....

According to the development plan, we must maintain a 5-meter distance from the street with the garage, which should not be a problem given the length of the property.

The kitchen island is currently only drawn as a placeholder. The rest of the kitchen is drawn based on the dimensions of our current kitchen. We bought it last year and want to see how we can fit it in. Since there is the possibility to change it with the furniture store and buy additional parts, it will probably be built differently in the end than it is drawn here.

The window muntins are due to the program. They will definitely not be planned in.

The 250-280TEUR only includes the house ready for painting. Additional construction costs amount to about 30TEUR and will be added on top, as well as the land for about 50TEUR. In the end, we are planning for 350TEUR.

The ground floor hallway is supposed to get daylight through the two windows next to the door, as well as the staircase and the sliding door to the living area. I hope that will be sufficient. I have now replanned the wardrobe and taken space from the guest WC and the office. There is now a recess of 0.4m x 2m. I think that will give us enough space for jackets.

The furnishing of the kitchen, living and dining room, as well as the master bedroom, are based on the dimensions of our existing furniture that we would like to take with us.

The place to retreat will be the office. Although there is a large bed shown in the plan, a smaller sofa bed is intended there. One can retreat there on 16m² as a parent. I just wanted to see in the plan whether a third child could possibly be accommodated there if necessary. I want to be prepared for emergencies and not have to rebuild.

I would like to divert some space from the upstairs bathroom, but I don’t know how to do that without making the bathroom too small. That would probably only be possible if the window plan with the three windows above the front door is omitted.

I hardly believe that you will manage with the budget. For painter-finished 180m², the 280K€ is more likely the lower limit, and where is the double garage and where are the outdoor facilities in your calculation?

I also don't believe that the number planning is realistic. We are at 260 TEUR without ancillary construction costs and only have 125m^2 of real floor space without terraces and the like. Of course, there is another regional difference, but you better plan that again.

We obtained independent quotes from various solid house builders and they were always in the range between 250K and 285K euros. Of course, this price does not include a terrace or a driveway.

This also matches the figures I found online for € per m². One should expect around 1200-1400€ per m² for a single-family house with standard equipment. At toxicmolotow, the price per m² is 2080€, which I find somewhat overpriced, unless it has a luxurious finish.
