If you consider electric roller shutters, factory-made tiled floors, TV and network in almost all rooms, stone window sills, various extra sockets, KFW55, brine heat pump, and electric sectional doors as luxury, then that may be true. I wouldn't be surprised if you end up at 1600-1800 in the end.

Such a double garage as a precast concrete garage costs, depending on the length, easily 17-23K EUR. They also have to fit in somewhere and are definitely not included in the price per square meter.

Prices know no limits upwards, but downwards there is a limit somewhere. I also wouldn't be surprised by 350 (without luxury), only with extras.

We were already in the east of the republic 2 years ago at around €1350 without sample selection surcharges and before painting work. Since then, prices have continued to rise and RP is probably also somewhat more expensive than Sachsen.

I don't find the floor plan as bad as many have written here. Sure, the living/dining/kitchen area is relatively small, I would reduce the office/children's room to 12m². When ypg said "the rooms are too big," I threw myself on the floor... but hopefully that wasn't meant seriously. I'm not a fan of many compartmentalizations and additional small storage rooms on the upper floor, etc.... I'd rather have large rooms with intelligent partitions, as long as the children are small. That is much more flexible. I also think it's very good that you don't follow the terrible "dressing room craze" and prefer to place value on large children's rooms. Many "ladies of the house" don't consider how much time they spend in the dressing room each day and how much time the children spend in their rooms (especially as they get older). Regarding the price, I agree with the previous speakers, even though I'm currently building 180m² including a living basement and some extras for under 300 T€ (plus garage).

May I ask why you agree with the previous speakers on the price, although you actually prove the exact opposite with the price? Especially with a living cellar, a very large chunk of euros is added on top of the price...

Hi Invi, sorry that was a bit unclear. I agree regarding the total costs. I think that €350K can be very tight, especially with a double garage. If you do the outdoor facilities yourselves, then you must not forget the materials. It could work with the house costs if you restrain yourselves during the sample selection and other frills. Many here are in favor of prefabricated houses and, in my opinion, pay much too much – but that's up to each individual. If your solid builder has good references and you have already spoken with other builders, then you can manage it that way.

That won't be accurate ...

If I roughly calculate and disregard the sash windows, partly colored plaster, and also the geothermal heat pump, I already come to €298,000 "just" for the city villa.
