We are not pro-prefabricated construction and have worked with architects and single trade contracts. But that is not significantly more expensive or cheaper than a general contractor or prefabricated house with comparable materials.

So believe us, we know what we are talking about because a) Bauexperte does this regularly b) I have experienced it firsthand and c) everyone else who has been through it has also experienced it.

How can the material be compared in a solid construction with an architect and in a timber frame construction?

Construction expert, could you please briefly explain to me how you arrive at the 298€ for the villa?

You spoke of prefabricated construction, not necessarily HRB, patchwork. But HRB should be roughly the same. HRB is just one trade. Windows, screed, sanitary, heating, etc... must be in every house. A KS house will not differ from an HRB in that.

Of course it was meant seriously. But please be more precise, because I wrote that the rooms on the upper floor are too big. This only resulted from the planning of the ground floor, by placing the room program of an average house on the upper floor (bathroom, bedroom, 2 children's rooms). Maybe that's the desired dream, to have a bathroom over 17 sqm or a children's room over 20 sqm, especially if you come from a cramped space. Nevertheless: if you deduct 15-20% from each room for a room that serves everyone, there would still be spacious rooms left and you would have the option to store seasonal clothing and bed linen in a separate room instead of putting an oversized wardrobe into each children's room. The kitchen island might only be a placeholder, but you only add one in a design if you actually want one. However, the kitchen definitely does not have the dimensions for it. The room must be wider, otherwise you will be disappointed.

I generally apply €1,600.00/sqm for BW. This ensures that a medium standard, i.e. according to Kfw 70, is covered.
