Facade insulation hemp, ETICS. 17 windows (only ground floor and 1st floor, attic has new windows, as well as where there is no kitchen the windows are new), 2 terrace doors.

Of course, many cannot afford it. Others poorly calculate the amortization and now regret not having done it five years ago. But it is clear that there are political goals that cannot be achieved without coercion. Unpleasant coercion can also be very well played through the EU as an intermediary. Whether politics then changes the goal or exerts coercion, you can choose for yourself.

In another thread it was written that people live in their old unrenovated houses for the following reasons: - Emotional attachment to the house - The house offers more freedom and comfort than an apartment - The garden as an oasis of relaxation and self-realization - "You don’t transplant old trees" - Better to heat and live in only two rooms than be crammed into an apartment - Just because it looks unrenovated to outsiders doesn’t mean anything; it is the taste of the owner Jokes aside: with the current developments, I would never in my life buy such an old building. The rising CO2 price will slowly but surely keep increasing energy costs, even if the costs will certainly decrease again in the medium term. For me, this means that such properties will be increasingly difficult to resell in the long term, as the potential customer base becomes smaller and part of the annual energy costs will rather be used directly to finance a new building.

As I said, we have a six-figure annual net household income that will develop towards €150,000 net in the medium term. That doesn't play a big role for us when buying. €800 heating costs do not scare me. Outside the house building forum bubble, where it feels like every second person is self-sufficient, everyone will pay these amounts anyway this winter. And since we will only move in April 23, we might not even be affected by it, so why panic? And in all these calculations, what the construction of a large, energy self-sufficient, detached single-family house costs on 29.08.2022 is overlooked. I am 25-30% below that with low renovation effort. Apart from the fact that I can only move in after about 2 years and until then make my landlord richer. Oh yeah, and that it is an ecological total disaster that new houses are constantly being built everywhere is another matter altogether.

Aha, but that does not match the figures in the initial post. How can that be? And stop with such embarrassing barroom clichés like "that I can only move in after about 2 years and until then make my landlord richer." Just buy the house now, your decision is already made anyway.

But it is written there???

7,400 euros net, 13 monthly salaries.
96,200 €
+ special payments (as well as vacation and Christmas bonuses)
about 105 - 110k

From 2023/24
8,500-9,000 net, 13 monthly salaries
about 110,000 €
+ special payments
about 120,000 €

Salary progression every 2 years 10x400 € increases
about 150,000 €

And as I already wrote, we were awarded the contract for the house at 530,000
