You have at least, in my opinion, calculated conservatively. But I consider around €2200 per sqm of living space to be at least too much for what was mentioned!

The trench collector, after deducting the subsidy, costs from experience almost as much as an air-to-water heat pump. You don’t have a basement. No elaborate terrace windows are planned. No significant secondary construction costs according to DIN 276, since you don’t have an architect. You will apparently handle everything yourself. There are no challenges with the outdoor facilities and no plans to invest a lot of money here.

We will build around Nuremberg. That means we also don’t calculate as if we were living in MVP. But that seems to me to be about €30-40k too high.
So this high calculation comes first?

How would you solve the situation? Kitchen where the living room is now and living room in the extension? I don't have a solution for the utility room yet. We thought this room is especially suitable since it has no natural light due to the semi-detached house (and doesn't need any).

: exactly.. it's just under 2200 euros per sqm that are being asked. We really tried (except for the porch) to plan quite budget-friendly.

The 2200 is the average of the construction prices that our project manager has had on the table in his work over the past years in our region. Of course, a certain buffer is included, but according to his experience, you have to expect these prices. If it gets cheaper, all the better; if not, we have no financing problem.

And he included a few ancillary building costs in the house costs (excavation etc).

I thought about WZ/Küche/Essen similarly to Yvonne. However, I find cooking (still very poorly planned) and eating basically good, only living doesn’t please me at all, especially with the back facing the room. Due to the assumed dimensions (unfortunately not all wall lengths are measured), a simple swap of living/cooking is not the be-all and end-all with these exterior dimensions. I’m already pondering what can be done there.
