For us, this was the reason why we excluded Heinz von Heiden. (Experiences of other builders)

I think I already wrote this in another thread:

I only know one family who would build again with Heinz von Heiden. However, from my point of view, their house construction was a so-called naive calculation.
The offer price was later increased by: roller shutters, tiles, and sanitary installations, the LWWP including heating rod.
When the washbasin in the guest WC was replaced, the tiles fell off the wall after two years.
The wooden staircase to the upper floor was not anchored in the floor; it was only attached twice to the ceiling, wooden ceiling.

We could watch the house being built because of immediate proximity. Basically, they put up a semi-prefabricated house here, even though the buyer actually wanted to build solidly. Only the brick walls on the ground floor and the gables are solid. The rest is not.
When they noticed it, it was too late. Nevertheless, they swear by Heinz von Heiden.

From a colleague, I could also tell one or two anecdotes experienced with Heinz von Heiden during the construction phase.

But: The offer price was cheaper than any competitor!

Therefore: Definitely get more offers and compare.

We have other offers. The prices are already very different, and that with the same equipment. None of the expensive ones could tell me why they were so much more expensive.

So far, we have had plenty of positive experiences with Heinz von Heiden. All house builders from the last 3 years. There was only one negative, but on the one hand it was due to the construction manager and on the other hand, in my opinion, due to the attitude towards house building.

So far, we have also not been able to tell from the first offer what major costs Heinz von Heiden wants to shift onto us.

Many are certainly details... how the pipe penetrations are sealed, whether Styrofoam or dimple sheets are installed, what exactly the roof construction looks like (someone told us that in their case, covered plastic rather than wood was used for the roof), mineral wool or Styrofoam, thickness of the floor slab, windows max. 2 m wide, handling of special requests and planning changes or deviations, additional costs for electrical work, additional costs for plumbing, quality of gypsum plaster, underfloor heating or not, window profiles, roof tiles, solutions for structurally more demanding components (balconies, bay windows, overhangs), implementation of drywall construction, etc. etc.

Beyond that, certainly another 100 things that a layperson cannot even imagine...

Maybe one should rather ask the cheap one why he is so cheap? If that is such a big outlier downwards, one should really ask why.
