Why is financing so difficult?

Please don’t take it the wrong way, but you have to read. All debts will be gone starting next year. Alimony will still not be gone in 10 years and all other costs will remain about the same. (Good, daycare will be cheaper)

The house costs "only" 208,000. That is 72,000 euros less than in your calculation. But we will still end up at 400,000 (additional costs of course included). From that, the equity of 50,000 must be deducted. We can afford a monthly payment of 1,500 euros. So it should fit. We have a household budget book.

I can’t imagine you get 160 sqm for €208,000.

Everyone has to decide for themselves. has posted his ideas here and asked for opinions/advice. He has received them. How he evaluates them and takes them to heart is his decision. There are certainly some financing options which, from our point of view, are rather difficult to implement but still work (mine would probably also count among them, as it requires "discipline"). Just as there are financings that go wrong. In the future, he will find out who is right. Him with his considerations or us with our warnings (although I wish him the former).

It will be a 147 sqm bungalow. The house is already built except for the outlet projection. However, this will be offset by the tile package, which will be partially deducted.

Garage and carport still have to be included, although they can also be done later if necessary.
