Why is financing so difficult?

The property is an old reclamation site. We know why it is so cheap. Soil has to be removed plus filling added. Also in a location that many consider not ideal. An S-Bahn passes by twice an hour. About 3 km away there is a chemical park where some people are horrified. What if something explodes there! But for us none of this is really a problem.

Well, I am 28. My husband is older. If we want to have it paid off before he retires, we have to get started. But the main reason is simply my son. I want him to have a garden to play in and not have to grow up in the middle of the city. I miss having a garden to romp around in and the fireplace. (Don't come to me with allotment gardens now, they are super expensive and a pain)

Oh, and about realtors. We don’t have a realtor. That guy really would be bad at the job anyway. He stood in front of the property and had to be coaxed to give all the information. He didn’t sugarcoat anything.

Are the measures for soil replacement already included in the 123,000 land costs?

If not, where are they calculated and in what amount?
It is clear that such things always carry a risk with an expert opinion, etc., which should not be underestimated.
What will you do if the disposal turns out to be more expensive or more soil has to be removed, and in the end it costs 30,000€ more??

Oh dear... €123,000 for the basic conditions? If the earthworks aren't included in that, then that's really bad. We bought a completely new plot of land that only slopes 50cm over 25m length. Altogether, it cost us €25,000 to level everything, create stability for the ground, remove contaminated soil, etc. etc. etc.

If I were the bank, I wouldn't give you a loan under those conditions either. Banks want security, and if they don’t get it, they make you pay for the risk. Even if you get a loan, it will be massively more expensive than what's currently going around here. And I’ve also noticed that the bank is extremely cautious with young people. They calculate a possible divorce, etc., depreciation of the house, resale value considering the location, everything, completely rational. The salary doesn’t even matter to them with all those other factors...

No, the earthworks are not included. We are also not raising the entire property. Only the house and driveway with garage. We have to budget 12T for the earthworks. Provided we don't have to dig excessively deep. Otherwise, we would have to consider a basement. But everything has been taken into account. Even without the earthworks, the price is still good. Land here is very expensive. I can't get under 150T for a small plot. And that one is poorly located.

We understand that this is not a car purchase, but a financing for life. Why some banks initially didn’t want to give us a loan, we figured out. Because of these nice little 0% financings we currently have. Once we pay those off, it won’t be a problem anymore and the monthly burden will drop significantly.

The fill is around 12,000 euros, we will still get a precise offer from the civil engineer (I think it was the civil engineer, right?) so that we can calculate properly.
The only unknown is the soil itself. The geological report we have is probably too inaccurate. Therefore, we will have one done before signing the contract. If it goes too deep and a basement becomes necessary, we can still reconsider with the plot of land.
