I’m assuming that the company has calculated that ... at least they know the development plan ...

The thing with the walk-in closet is true, but I don't know how else we could arrange it ... the kitchen will have an island with a small dining area, the large one will then be in the middle! The price is as finished as it is, here in the region most providers are under 1,200 per sqm ...

I have already been to Heinz von Heiden. I am skeptical about the quoted price.

I don't believe you can manage with the quoted prices.

So we are not building with Heinz von Heiden but with a regional provider that has been around for 20 years. We have read the description multiple times and have already gone through everything in the "sampling center," so we already know what to expect regarding bathrooms, doors, etc. ...

Additionally, they have a VHV builder's insurance that supposedly covers costs in case the construction company is unable to, which is why a TÜV inspector comes three times on behalf of VHV to check the construction ... no idea if that is worth anything, but it sounds nice ;-) There are really many providers in this area who build within this scope ...

Sorry, I first had to look for your question itself ;)

The usual incidental construction costs apply... not just 10,000, but 35-40,000 should be factored in.
Then extra for electrical, sanitary and tiles... if only the hallway, utility room and kitchen are tiled, possibly "only" 20 €/sqm, then calculate well a total of at least 10,000 for these trades with little surcharge.
Just so you know: we have a surcharge of 10 € for the common tiles (which is not much), overall including installation for the living and dining area, a total of almost 10,000 just for the tiler... :eek:

Hey, how do I get to 35-40 thousand? So my 10 thousand are connection fees, building permit, soil survey, etc... what I calculate separately are floor coverings in the non-tiled rooms (own work) as well as painting, paving, and garden (own work) and kitchen... for that we have saved 25,000 euros...

As I said, what is stated in the description is mostly enough for us or really good...
