We never inquired with Heinz von Heiden. However - based on what I have heard about Heinz von Heiden - read the building description carefully and pay special attention to what is not included. If necessary, have the building description reviewed by a professional.

Now I also remember the reason why we did not inquire at Heinz von Heiden:

You initially asked why the bank hesitates or responds negatively. A colleague of mine used to work at BHW in the financing department. He told me that BHW formerly always took a safety discount from the house value at Heinz von Heiden. However – he worked at the financer more than 9 years ago. So this information may already be outdated. I don’t know if this practice is or was also applied by other financers. But it could be a reason why the bank prefers to back out in tight financings, even though it should just barely fit.

At that time, we didn't even have Heinz von Heiden on our radar. So that can't have been the reason.

We will join the Bauherren-Schutzbund and use the lawyer there to review the contracts for us. Hopefully, he will at least protect us from nasty contract clauses.

You just have to be careful with them about what else gets added so that you don't have to pay expensive additional funding later.

Then I ask out of curiosity why a potential builder doesn't just go directly to a provider who does not currently include the joker card of vacant refinancing?
