Which tasks must be completed before signing the shell construction contract?

Okay, understood.

The development costs were already paid by us with the purchase of the property as development costs of the building area (i.e., street, water, sewage, electricity). Interestingly, according to the building authority, we are apparently still expecting a subsequent charge (for water, sewage, and electricity), since according to the "development formula" only 153m² as floor area were required at the time of purchasing the property as a development fee (electricity €0.35/m² and water/sewage €12.05/m²).

The house connection, basically from the property boundary (water, electricity, telephone, without gas as not planned), would then still come up as planned, of course.

I have now taken this as info about 6 weeks before the appointment. Thanks.

Since I hear no vetoes, apart from the costs, my listing apparently doesn't seem to be so wrong from a planning perspective.

If anything else occurs to you, just write. I am always grateful for information.

I do not mean the development costs!

When applying for construction water/construction power, one of the mentioned fees had to be paid in full in advance.

In my opinion, that comes after the completion of the home financing.

And the application for [Bauwassee/Baustrom] amounts to 2000€?

...somehow I'm a bit stuck right now. And good that you bring it up now :-)

The 150€/m² plot price is split as follows,

1) Land purchase price 56.54€ per m²
2) Redemption of development contribution 87.95€ per m²
3) Construction of water supply and sewage systems 5.51€ per m²

Then there are the costs for the house connections at around 6000€ without gas

Now there's also the application for construction water/construction electricity with 2000€.

Is anything missing?

No. This is not the same everywhere locally. Construction water and construction electricity cost me 400 for electricity and 200 for water, some base fees were included as well, otherwise according to consumption. Yvonne thinks differently, which for you is already included in the land cost for 150 sqm, but this is not done well because it is subject to real estate transfer tax, whereas our 1500,- development contribution was separate and not subject to it.
