So the most you could definitely save is by not having to pay a general contractor [GU]. The alternative is individual contracting. You can easily save 50,000 euros there. The amount consists of the general contractor’s earnings, risk surcharge, construction supervision, a variety of small jobs (there are 1000 things in construction), negotiation margins with craftsmen.

Otherwise, it is often a misconception that it is worthwhile to paint yourself. As a layman, it takes a long time and you buy materials expensively. A company is very fast and has cheap purchase prices (partly passed on to you).

I recommend the following works:

- Floor coverings: Everything except bathrooms. Gluing parquet etc. is really very easy and just as good as if done by a craftsman. You can also do tiles well with a leveling system.
- Laying screed insulation + edge strips etc.
- Painting (see above, depends on the offer)
- Do not plaster the basement ceiling, only paint
- Putty and sand concrete basement walls yourself, relatively a lot of work, I would only recommend it to a limited extent (no plaster)

Unfortunately, not much more is possible or advisable.

Yeah... good offer! Our offer was 205000 including garage. What does that say? Nothing!
I only see tons of extras that are not necessary and have nothing to do with extra class.

All at once is good
Get yourself a holiday apartment and work together four weeks from 8 to 8. Only then will you get somewhere with filling and painting given the house size. Everything else is an illusion, sorry!



Well then: building a house is already an exceptional case - if something is done for cost reasons (if you do something yourself on vacation, it is still cheaper than having it done) and free time is sacrificed, then it is manageable for a limited time. The year after moving in is then more relaxed

Filling, painting inside by two as a talented couple in 130sqm: 3 - 4 weeks.
Garden design as well as fence on weekends next year.
If you can spontaneously take 2/3 days off, electric wiring as well, but you have to think about training and contact with professionals. No commuting in the evening!
Best to do without balconies (especially in plural), sqm, expensive materials (see wooden windows) etc. to keep the house affordable. Otherwise it will be a money pit.
Simply put: then you have taken on too much.
Take it easier and have it done professionally.. at least have it done... otherwise, the house will look great on the outside, but awful inside.

But that won’t work for the OP either. If I live 100 km away one way, and here I am again at , it’s not just a quick trip to the construction site to check on things or have someone on-site – father/grandfather or whoever who knows the subject.

I am absolutely in favor of individual contracting, but for the OP this case has significant disadvantages.



That would be 288 hours on a 6-day week... Even the most untalented person doesn’t need that by any stretch.

On Monday the craftsmen are coming and want to continue working.
especially with the size of the house everything takes longer

Own work after moving in like paving
There is enough saving potential in the equipment that exceeds the own work.

For example, we thought for a long time whether to do the interior plastering ourselves or have it done. Unfortunately, the time window for my father and my brother, which we would have needed, didn’t work out, and plastering alone is almost impossible.
With single trade contracts, you can schedule the craftsmen in such a way that, in this case, for example, the screed layer only shows up on the construction site after a buffer of 6 weeks for the plastering work done by ourselves.

I am well aware that if I only work on Saturdays, I won’t move mountains. Then it’s really just things like chasing for the electrician, etc. that are on the table. Possible works in EL like painting, laying floors, etc. are scheduled shortly before moving in and hardly interfere with other craftsmen, except maybe the one installing the doors.

But I also understand that for some builders it doesn’t work that way because perhaps the double burden of high rent / bank comes into play in the background. I just don’t think rejecting or badmouthing EL categorically is right.

When it comes to the word individual contract awarding, most builders think they can save money, but that’s not the case. Craftsmen like to work with general contractors/project managers, securing a steady stream of jobs. Individual awarding always costs money and you are more flexible. So you pay more but save a bit with individual contract awarding. Regarding timing, you might have to wait because general contractors/project managers always have priority.
