So far, no one knows exactly what will happen with the field in the west. However, there are already rumors that the farmer will also offer these areas for sale in a few years.

The budget for the plot is around 130-150K€. 1441 is very interesting, but unfortunately at 215K€ it's a bit over our budget.

Take a look at the green space planning; maybe you'd rather have a neighbor than a border with a public green area.

Thanks for this important hint – a walkway + park and a playground are planned to be built on the green spaces. Of course, at this point in time, I don’t know how heavily this area will be frequented in the future. Maybe an additional neighbor is the lesser "evil"?

Thanks to you twice:-). North access - unfortunately, I didn't quite understand that - both plots have a north access, don't they?

I don't find the size of the property that important. Of course, it should be sufficiently large for the house and some garden. Whether that piece of "some garden" is 150sqm or 200sqm doesn't really matter for feeling comfortable. It depends on the garden design. A dull lawn area doesn't give such a green and cozy feeling, no matter if it is 100 or 200sqm. Only with really large gardens does the size really come into its own. But for that, you need at least 800sqm of garden area.

I myself even have only 42sqm of garden. Still green and cozy and a lot of work. ;)

Yes, 1517 also has access in the north like 1518 – but the green area is the neighbor.

I have to intervene here again: 4.7m eaves height is already significantly more than one floor. You can really work with that. If the plot was actually your favorite, then from my point of view that's no obstacle (the invasion of two-story hipped roof villas is hardly bearable anyway ). Otherwise 1517 because of the western green area (personally, I would find a green area better because it's more open than a neighboring plot).

Yes!!! Of course you may. With the KS you are about 1.50-1.70m - with a 45-degree roof you are then at 2 stories. However, this is not called a "city villa". But officially they don't even exist anyway (just like "turnkey") ;)
