What are the next steps for the new single-family house construction project?

So I think the construction type (solid or wood) will already be clarified during the building application process.

The open question is probably: construction with a general contractor, or individual contracts with an architect.

The only thing that helps is going through companies with the existing sketches and obtaining quotes. The more the design deviates from standard houses, the more likely or better individual contracts are.

Maybe this needs to be split at this point, so that first only the demolition is carried out and accordingly the structural engineer is only brought on board for that. Here, however, I see the structural engineer of the demolition company far ahead and not an independently commissioned structural engineer. Because you want the demolition company to be liable for all damages, not you or your architect.

I think there was a checkmark for the construction method for me, but it might also depend on the federal state.
But the OP counts prefabricated house and solid turnkey houses separately, those are two different things. Or the architect checked solid for him and he doesn’t know about it.

You are right, he submitted brick construction :cool:. Then the structural planning makes more sense at that point again. What in my opinion could also be changed after the building permit by means of a Tektur. Looking back, I realize that I probably expressed myself more towards solid construction to the architect. The question would then be more whether individual contracting or general contractor. Whether the structural analysis for the demolition is better placed with the demolition company I will also take along once again.

If you add a terraced house, individual contracting is probably better than a general contractor unless you find one who already has experience specifically with that. With individual contracting, you could deliberately select companies that can do that. With a general contractor, you don’t know whether they will work with subcontractors again and whether they have expertise in that or not, etc.
