ok, thanks for your assessment. I can understand that. My architect usually also goes for individual contracts. I just want to do it as economically as possible and am therefore considering whether a general contractor would be cheaper, for example if they bring an architect and structural engineer with them.

You are right, he submitted masonry construction :cool:. Then the structural planning also makes more sense at that point. In my opinion, it could also be changed after the building permit by amendment. Looking back, I realize that I probably expressed myself more towards solid construction to the architect. The question would then be whether individual contracting or general contractor. Whether the structural engineering for the demolition is better placed with the demolition company, I will also consider again.

Didn't you read through the building application before submitting it? I went through my building application at least 5 times completely before it was submitted. I even found 1–2 errors. Architects also make mistakes, they are only human. At the end of the day, however, it is your money and your house, so I consider it very important to be exactly informed. For the future, I would recommend you to go through everything very carefully anyway, especially if you want to carry out the construction through individual contracting.

As I said, I am of the opinion that the construction method may be approved, but a change in the construction method does not invalidate the entire building permit. And it was important to me to submit the application at least once. Everything takes quite a long time here and I want to have something in hand now so that I can go to the bank.

Well, with us even moving a window requires a new approval. I don’t think you can just switch from brick to a prefabricated house. The structural engineering also has to be approved by the architect. That, of course, changes completely as well.
