Hello dear community,
this year we are planning to start with the new construction of a single-family house in the style of a city villa and would appreciate your opinions on the floor plan. Basically, we already like the current plan as it is. Only the dressing room on the upper floor feels a bit cramped to us, which is why we are considering either reducing the size of the bedroom a little or removing the door towards the bathroom or possibly integrating it into the built-in wardrobe.
First of all, the questionnaire, as far as I could answer it:
Development plan/restrictions
Size of the plot: 586 sqm
Slope: yes (unfortunately), see plan. We plan to level the plot down to street level and secure it at the back with a retaining wall.
Building window, building line and boundary: all within
Edge development: garage with possibly a roof terrace
Number of floors: 2 full floors
Roof shape: hipped roof
Style: city villa
Orientation: garden facing north
Requirements of the builders
Style, roof shape, building type: as stated
Basement, floors: without basement (cost decision)
Number of people, age: 2 adults, planned in future: 2 children
Room requirements on ground floor, upper floor: spacious living/dining/kitchen area desired. Office on the upper floor only for private/hobby use
Guests per year: rather for emergencies
Open kitchen, cooking island: as planned
Fireplace: as planned
Music/stereo wall: no
Balcony, roof terrace: roof terrace on garage, balcony as drawn
Garage: as planned

Who made the plan:
- Planner/architect of a construction company
What do we especially like? > Open living/dining area with large window front to the garden
What don’t we like? > cramped dressing room + utility room
Price estimate according to architect/planner: fixed price 330,000 (garage in EL)
Preferred heating technology: geothermal heat pump already included in the price
Why is the design as it is now?
A mixture of many examples, visits, own ideas and the architect’s planning.
