Urban villa floor plan, single-family house new construction opinions

Hello dear community,

this year we are planning to start with the new construction of a single-family house in the style of a city villa and would appreciate your opinions on the floor plan. Basically, we already like the current plan as it is. Only the dressing room on the upper floor feels a bit cramped to us, which is why we are considering either reducing the size of the bedroom a little or removing the door towards the bathroom or possibly integrating it into the built-in wardrobe.

First of all, the questionnaire, as far as I could answer it:

Development plan/restrictions
Size of the plot: 586 sqm
Slope: yes (unfortunately), see plan. We plan to level the plot down to street level and secure it at the back with a retaining wall.
Building window, building line and boundary: all within
Edge development: garage with possibly a roof terrace
Number of floors: 2 full floors
Roof shape: hipped roof
Style: city villa
Orientation: garden facing north

Requirements of the builders
Style, roof shape, building type: as stated
Basement, floors: without basement (cost decision)
Number of people, age: 2 adults, planned in future: 2 children
Room requirements on ground floor, upper floor: spacious living/dining/kitchen area desired. Office on the upper floor only for private/hobby use
Guests per year: rather for emergencies
Open kitchen, cooking island: as planned
Fireplace: as planned
Music/stereo wall: no
Balcony, roof terrace: roof terrace on garage, balcony as drawn
Garage: as planned

House design
Who made the plan:
- Planner/architect of a construction company

What do we especially like? > Open living/dining area with large window front to the garden
What don’t we like? > cramped dressing room + utility room
Price estimate according to architect/planner: fixed price 330,000 (garage in EL)
Preferred heating technology: geothermal heat pump already included in the price

Why is the design as it is now?
A mixture of many examples, visits, own ideas and the architect’s planning.

From the dressing room to the bathroom on the first floor would bother me. You lose a lot of dressing room as well as bathroom space, all for perhaps a 5-10 meter shorter distance.

Hello Acof, thank you for your response. I see it similarly, but this direct passage is important to my wife. We are already considering whether we can find a good compromise.

Where is the retaining wall?
Where is north?
What is included in the price? Something inexpensive.

I would completely revise the floor plan. You enter the house and hang the jacket where?
The view goes towards the retaining wall (if I understood you correctly)

The upper floor still has more ugly corners.
Bathroom and dressing room lose space because of the door
Almost no space between the fireplace and the bed. Measure that once.
Children's room only large on paper. Actually many dead corners

Talk to your wife, because the solution doesn’t make sense. Either you have your own bathroom, then direct access from the bedroom, or a shared bathroom (with children), then access from the hallway. Duplicating is a waste of space and the house is not exactly huge.

so many doors - too many doors.

- what is the Speis for?
For both children's rooms, subtract 4 sqm each, which can hardly be used. For one children's room, the entry bump can be better assigned to the hallway, which then also allows 2 residents to enter it, for the other one you have to sugarcoat the niche.
Lots of space on 10 x 10, but much of it is quite narrow and convoluted. I seem to remember that the standard villas with the oversized hallways offer more room and generosity than this house.
Unfortunately, the convoluted rooms also offer many dark corners, especially in the children's rooms and the office.
