I derive the following assumptions from your answer:
The house costs about 395 TEUR without furniture, but including windows, doors, floors, heating, etc. (Correct?) This results in a price per square meter of around €1646/m².
Cumulatively, that is correct; I have — besides the FD — also considered the costs of the roof terrace — which actually does not belong to the "normal" house price.
The remaining costs, such as garage and outdoor facilities, are independent of the living area and therefore always fixed.
“Independent” — yes, and “fixed” — no; it depends — again — on your personal taste how high the actual costs will be.
With the present floor plan, some square meters of living space fall on the terrace or roof terrace. Is a price of around €1646/m² to be expected there as well?
No, here I have considered the costs of waterproofing, the surface covering, and a surrounding stainless steel railing; which results in costs of roughly TEUR 6–7.
What does an average single-family house cost? (nationwide)
Straightforward architecture and SD at about €1,500.00/sqm/living space as a KfW 70 efficiency house.
Would a lower KFW standard be an option? I can get firewood very cheaply (at cost price).
Even though we hand over “vacuum flasks” today, I consider KfW 70 to be contemporary and appropriate, at least regarding the building envelope alone. Whether you want to use renewable energies at this point in time depends firstly on the requirements of the land seller (several municipalities require KfW 70 or higher) and secondly on your financing path. If you want to make use of KfW funds, of course you have to play the music that is demanded.
And whether you always want to fetch, cut up, and store wood is also your decision
