Hello everyone,

it's been a long time and fortunately the gentleman has learned quite a bit, also thanks to many skeptical opinions that were justified.

Since we did not get the plot last year, our application for a new 555 m² in the local resident model is currently with our market, the decision whether we will be allocated one this time will be made in September. However, this time it looks very good!

Since the plot prices have also increased by more than €50/m² since last year, the budget has naturally been increased further. As a goal and maximum expenditure, we have currently set €400,000 (including equity), preferably less but that's how it looks for now.

A basement is not feasible cost-wise, so we have decided on a single-family house with about 140-160 m² and a double garage with an adjoining rear extension for garden furniture etc. Of course, it is possible that the double garage will become a single one with a carport, but that will be determined during the more detailed house planning where we will have to save a little so that we can better invest money elsewhere.

Currently, we are fluctuating technically between Danwood (prefabricated house KfW70) with which two of our friends have also had good experiences and an Austrian PASSIVE house with even greater energy-saving value due to new and special insulation.

Here is roughly my cost breakdown, by now not as naive as a year ago, maybe one or the other will notice something.

Hello Dirk, what about the painting work, floor coverings, furniture (especially the kitchen), curtains, and buffers?

Hi Jochen, a buffer of about 20000 is planned. Most of the furniture will be taken from our 120 m² apartment because most are not older than 1 year. Another part such as the parents' bedroom, wardrobe, as well as couch, TV wall kitchen we will pay in cash ourselves. Regarding the painting and flooring, these are FIXED included in the above-mentioned Danwood price. The above price refers to turnkey, turnkey move-in ready stairs, doors, windows, parquet / tiles wooden floors no carpets

Shouldn't the real estate transfer tax be around €4,300?!

Yes, I just wanted to make sure that you have these points on your radar. There are quite different definitions of turnkey. And that you only have to lock out and move in, I have never read.
