The floor plan should be it; what do you say?

Hello,

we want to build for the second time and have spent a long time working on, changing, and rotating the floor plan. Now it is finished, at least we think so, what do you think.

Basic data: city villa, 250m2, for 6 people on a 741m2 plot.

Now we are curious

So I think it’s good. What’s still not quite clear to me is the staircase situation. Where is the entrance? At the front? But then upstairs around the corner? The 45° walls upstairs are not really my thing, but for optimal use with 4 children, I can’t think of anything better off the top of my head. The bedroom looks quite small. Unfortunately, I can’t read the square meters. The laundry chute goes up to the ceiling in the bedroom and then the door frame leans directly against it, right? I imagine that’s tricky, but it should work. The problematic spot is where the pile of laundry ends up. With 6 residents, that will definitely add up. This pile then basically lies right in front of the utility room door. You might as well leave the door out. I also find it unfortunate that the utility room, which you use frequently, has no natural light whereas the technical room, which you only go into occasionally, does. If the two rooms can’t be swapped, I would put a wide upper light strip/window in the wall between the utility room and the technical room so that the light comes in through the technical room. The window there shouldn’t be too small. Without the north/south orientation and external view, nothing else comes to mind for now. Overall, it looks cozy.

The laundry chute ends in the utility room and is fed from the master bedroom. This is, for example, something I still find inconvenient. Ideally, the laundry chute could be fed from the hallway on the upper floor.

The master bedroom also seems a bit narrow to me. A bed with a 2x2 m mattress has external dimensions of at least 2.1x2.1 m. The door to the dressing room should open the other way around.

Regarding the corners in the hallway to the children's rooms, I feel the same as kaho, but I don't have another idea off the top of my head either.

Staircase run on the upper floor... is the angled staircase there supposed to continue further into the attic?

I would reconsider the layout of the bathrooms... 4 people have the small bathroom with the small shower without a bathtub, and 2 people the large bathroom with a big shower and bathtub.

Hallway lighting on the upper floor?

And north/south orientation?

The fireplace on the ground floor could get uncomfortably warm near the table.

Yes, I wanted to criticize that as well. 4 people have the small bathroom and parents have the large one. The bedroom could become tight and the laundry chute is not well designed yet. Otherwise, a good floor plan.

Thank you very much for the suggestions and considerations.

I have attached a site plan. The south orientation of the house is not optimal, we know that, but it really cannot be done differently and we don’t necessarily need sun on the terrace all day; we prefer the cozy shade (we have the other option in our current house). It is important to us that the children don’t have very small rooms. Of course, it can always be bigger, but 250 is enough; currently, we live on 180.

We know the planning of the utility room is not optimal, but based on the suggestions, we now have an idea and will implement it. Of course, the garage could simply be moved to the back, but then more angles would be necessary on the construction side again; the straight version is easier. Of course, that can be done online here immediately.

The staircase upstairs to the attic (see picture 2) is also to be converted and used as storage or playroom or 2 workspaces; in any case, we want a proper staircase there.

With the children’s rooms, unfortunately, only this variant is possible for the doors.

Our bed is currently 2x2 m, also in the bedroom, about 12 sqm, corresponding to the current one, so it will fit; we will change the door to a sliding door.

Lighting in the hallway comes from above as well as below since the staircase is open and the doors will never all be closed. There simply isn’t enough space to install a real window.

We also don’t find the laundry chute optimal in the dining area but still don’t really know where else to place it. The exact location, including the chimney, will probably have to be discussed again with the architect from the construction company.

We currently have the fireplace like this in the house; it should be a water-bearing one again so that it does not radiate as much heat as a "normal" fireplace. We would also like it somewhere else, but there really isn’t space anywhere else. It could be recessed a bit under the staircase; the clear height of the ground floor should be 165-170 cm.

The bathrooms are fine as they are. However, we think selfishly – the paying parents should treat themselves to something – and rather so than the 4 girls (1, 3, 9, 11) having to share a bathroom with mom and dad.
