The floor plan proves to be poor during the shell construction

Without major alterations, two more suggestions:
    [*] Shorten the garage and install a balcony door/glazing directly below the children's room window, which brings light into the living room until late in the afternoon [*] Open staircase and skylight, omit the advanced wall between the stairwell and the living room. A lot of light will enter through the skylight, and the staircase protects against direct sunlight entering the living room
Suggestion 2 can be implemented easily without any changes to the shell construction.

Hi,
maybe I misunderstand the overall plan, but if I see it correctly, you would (if you shorten your own garage and add another window) look at the neighbor's garage after 3 meters and then the neighbor's house comes next. There's no sun coming into the living room in the evening. Especially not in winter. Only if you blow up the neighbor's house... But that could be somewhat problematic for a good neighborhood... ;-)

In other words, you won't really miss much there. That's just how it is in residential areas.
If possible, I would try to move the garage forward or replace it with a carport/shed combination. And be careful not to have any cables laid on the wall so that later, if you really want to add a window there, you won't have to splice cables as well.

It'll work out!

I don't quite understand the second suggestion with the skylight. We have a hipped roof and the intermediate ceiling is insulated, not the roof. So there will be no roof slope above the stairs. I am also thinking about the first suggestion, but the developer doesn't allow any changes anymore. If at all, then after moving in.

I always thought how nice it would be if the house wasn’t there :). But it is a plot in the middle of the city and very sought after. We didn’t have several plots to choose from where you could pick the best one, as is the case in some rural areas.
So far, I have observed the sun until October and in the evening the sun still shone there. After 4 pm. I will observe how it is in winter.

For the skylight, an open roof at this spot is of course necessary. An alternative to the skylight can also be a floor-to-ceiling fixed glazing on the entrance side above the staircase.

How high will the garage be and how high is your ceiling height?

We also have the garage directly against a wall and therefore installed a strip of windows, which practically runs above the top edge of the garage and below the interior ceiling height. The concrete ceiling is practically already the window lintel.
