So hi,

great day today, everyone in the family is sick thanks to sneaky kindergarten germs.. But it’s just a cold.
Hope you’re doing better. Oh, by the way, spelling, especially upper and lowercase, is really not my thing :)



Basically, we want to build [Bezugs- Schlüsselfertig] if possible.
Then actually preferably solid construction but it’s not a must.
We have the building plot of 166 sqm
For the house construction our limit was 450,000 Euro -->The question is whether this is even possible for that price.
Otherwise, I roughly wrote above what we are thinking.

The development plan is really confusing. I called the building authority today and asked how long it takes for a building application to be approved. The answer was if complete then usually within 2 months.

Question 2 was whether you can access the neighbors’ building plans.
Answer yes but only the architect.

Then he told me a bit more about the development plan.
There were lots of abbreviations and such. He also advised me to get an architect :)
He said I can assume the m³ costs 350€. Although in hindsight I wonder if that is just the shell or completely finished?



Can I just post this like that??

What I’m wondering now is if the eaves height is 6.6 m and the ridge height 10.8 m how does the neighbor manage with 3 full floors and 170 sqm?? Is that possible? Well, I will definitely go by at the weekend and hopefully be allowed to look at his house.





Yeah that sounds logical. Do you know an architect in the Stuttgart area you can recommend to me?

There is no existing house :)
We simply can’t afford anything else. And if we have the building plot why not?

The neighboring houses have been standing for decades, and your terraced infill plot is still a pristine grandchild plot???

Let's assume 3,000€/sqm for a ready-to-move-in house on a foundation slab, then you can afford 150 sqm. But these are only the costs for a house; additional things like kitchen, utility connections, notary fees, carport still apply. You probably won't have much garden (but you have to make sure that all dirt is placed behind the house beforehand!). Overall, this should rather be enough for a somewhat smaller house or you will have to increase the budget. And as you already noticed, 3,000€ is not necessarily excessive for Stuttgart.

Regarding the development plan... 3 full floors are not allowed anyway, only 2, but eaves and ridge heights definitely allow for a generous attic (and possibly even a small loft?).

We built again in the outskirts of Freiburg.

Unfortunately, I don't know anyone in your area, we looked at Weiss houses in Oberrot for our first building project, as acquaintances had bought there. They also exist in Stuttgart. But back then they were already very expensive and we preferred to build solidly. Then we bought an existing property.

I don't know to what extent the banks differentiate between solid and timber frame construction, but during the follow-up financing and the visit from the expert who took photos inside and outside, we were asked both times whether the house was built solidly.

I know some who have Schwörerhaus houses, they are very satisfied. In both the Hohenlohe district and near Freiburg.

The second time, in the terraced middle house we live in, we bought a house from a construction project (similar to Süba). It was a turnkey contract with an architect who took care of everything.

Since we had previously been to a home building fair in Freiburg and met an expert there, we commissioned him to review the purchase contract and the construction service specifications. We then also hired him for the construction site, it cost 3300 euros and he was there at agreed times. That was certainly a very good investment.

If I were you, I would ask around in the neighborhood to find out whom they built with. Maybe the architect or the company still exists. I think the idea of buying plans is good. And if those people no longer exist, maybe find a construction manager yourself who takes everything into his hands.

We have some houses from a long-established architect, but balconies on the upper floor are not allowed here. It always depends on the building regulations.

You have a very wide plot, unfortunately I have no idea to what extent other plans would be helpful then.

And no one has to be ashamed to build as small and cheap as possible. It has to be affordable.

I don't want to know how many families will have their loans blow up in 10/15 years. Now financing for 0.5 -1%, and what if interest rates are then at 3% or more? Financial restrictions can also heavily burden family life. Then the dream house is gone.

At this point, you can also sink a lot of money. True These are items you can already start thinking about now to avoid a lot of inconveniences and save money, even if it seems too early. For the kitchen, we needed the plan very early because of the connections. We were somewhat overwhelmed by the rush and then became victims of advertising. And bought a "trade fair kitchen" (XXXL Lutz). We actually just wanted to have a look at first... and it ended up being much more expensive. A very good used one from the classifieds would have done the job in the end. Stored temporarily in the garage, and it would have saved at least 10,000 euros. Carrying garden materials through the ground floor with a wheelbarrow wasn’t fun either.
