Then the architect who submits the building permit is supposed to deal with it. It only annoys me when I base my planning on aspects I thought I had understood and then such rubbish comes out. When I read in the purchase contract that the municipality is responsible for the surveying of the property and still does not do it because it is only supposed to be the marketing after completion, it frustrates me.

That means I now have to take care of commissioning the,

- topographical survey of the building plot,
- rough staking out,
- fine staking out

Just great :-(

It is not. It is also the creation of the parcel. As you say, there are still two large parcels. The surveying not only includes the local surveying work but also the entire calculation of the coordinates, including transfer into the cadastre. If you want to build on a private parcel that still needs to be surveyed, often the buyer has to bear the surveying costs. However, your contract clearly states that you have nothing to do with the creation of the parcel. It is also clear that the municipality has nothing to do with your building project. These costs also depend on what you want to build.

Ask your architect. Maybe he will take care of it for you (pay attention to the fine print in the fee agreement). And I cannot say from here what requirements the building authority places on the construction documents. Maybe it is sufficient if the architect includes your house with setback areas in the development plan excerpt and the partition plan from the notary contract is attached.
