But because of the interior windowsill, a construction site doesn't have to stop either. It can be installed at the very end if necessary. That has more to do with inflexibility regarding execution. But yes, to answer the OP's question. From what you gather, there are certain parts that are difficult. Clay roof tiles, windows (-glass), heat pump, inverter. But even here, with enough lead time it works or simply with more money. With wood and steel, it is supposed to be more or less relaxed, even price-wise.

As for the fixed price, we initially had concerns as well; it is valid for 12 months and would thus expire this November (2022). However, the contract states "if caused by the client." Therefore, we think (hope) that they won't come up with anything now. If they do, we would immediately engage a lawyer... Price increases would then be 2% every 3 months. Of course, we are already curious about that...

Unfortunately, there is also nothing about the construction times in the contract (I can hardly believe how stupid we were)...

Does anyone have an idea what a consumer construction contract provides if nothing is defined? That would actually be a gap that the legislator should close. A nice solution for builders could be that if there are no specifications regarding the duration, the contractor is obliged to deliver within 1 year. It would not be about someone actually having to build within a year, but that the contractor is forced to include their realistic schedule in the contract, as I think the biggest problem is that most builders do not notice that such a regulation is missing.

Yes, of course. What I mainly wanted to say with that... the construction time depends primarily on how the house builder is organized and less on the availability of certain parts. Clay roof tiles excluded, they are probably no longer even orderable.

It is stated in the law. That is why my question was whether any times were mentioned before the contract was concluded. But you have not answered that yet. Otherwise, the case law provides times. You should definitely discuss this with a lawyer.

The construction time also depends on how many craftsmen are available. Companies already had problems finding enough personnel before Corona, and since Corona employees have been constantly dropping out. And yes, also in the long term. All the companies we work with are struggling with employees being absent due to Long Covid. A carpenter simply can't go on the roof with arrhythmia. And waving more money around or sending the bank’s lawyers to warm up won’t help either.
