However, one can already say that the construction contractors and yes, also most craftsmen, were able to more or less choose prices and customers themselves in the last 5-10 years before the Corona crisis. That means anyone who didn't put on a proper layer of fat during this land of plenty didn’t exercise commercial caution. GUs like Kati's and also others (there are examples, after all) show that it definitely works if you have managed your business wisely. And yes, of course, it is not easy, and yes, of course, you can also get into difficult times through no fault of your own. But how you then deal with the customers is the question. And then there are companies that try to find solutions. And others that simply just postpone appointments. I think that is what drives many builders to despair. Just being left hanging like that. For example, my plumber would have installed a heat pump I procured myself, once it became clear that his wholesaler couldn’t deliver. I couldn’t get it either, but he would have done it.

Our craftsmen are also really groaning. The heating engineer ordered all our components back in summer (installation date is in January!) and they are arriving here bit by bit, where we are allowed to store the things. He no longer orders everything for one date because something was always missing before. And: we had to make advance payments for materials in some trades. Windows, insulation, kitchen appliances (I can't think of anything else at the moment). But so far, no one has run off with our money ;-) I was a bit uneasy though, to be honest.

So, with and , I have no idea anymore... The prefab house builder is obliged (!!!) Why is he so vehemently defended here? Why should it matter to him as a buyer if he has massive problems?

@TE EVERY material except bricks and heat pumps is currently readily available. Don’t let anyone tell you otherwise... I work for a large construction company and am probably closer to the situation than 99% of the posters here.

I can’t say anything about your contract.

A small correction in advance: The order was of course not in 2020 but in 2021.

Last week the preliminary schedule arrived:

Our friends who are also building are experiencing exactly the same thing.

They signed their contract in Oct 21 without a start/end of construction date.
which, as mentioned, is legally not permissible. The law requires such information.

The end of the story is that after a year of back and forth (they wanted to be "already inside" by now - as their sales rep always told them) they are just at the earthworks stage. When the company will bother to erect the house is anyone's guess, let alone. He still has to carry out the basement acceptance and can THEN only start production...

My impression is that prefab house companies accepted everything mercilessly during the boom phase. Now they are working through it. New orders are no longer coming in due to high interest rates, etc.

If I were affected, I would refer to the missing construction start information with a lawyer and push for prompt construction by all means.

I read along out of interest. Two people here stand out to me who apparently do lobbying for home construction companies. Some may have already noticed this from the comments. I can only report from our experience. We are not building a prefabricated house but have similar construction time experiences. Our company signed about 1000 more contracts in 2021 than in 2020. (Insider information). This inevitably leads to the whole operation, no matter how big the company is, coming to a halt. The reason lies with the expired KfW 55 funding program. Many people signed a home construction contract to take advantage of the subsidies. Due to a lack of capacity in the planning area (no additional architects, etc. were hired), this in turn leads to extended planning times, etc. It is rumored that a construction manager temporarily supervises about 50 houses. Although we obtained all permits just in time, the plot of land was already registered in the land register before the home construction contract, and we are "cash payers," they have so far only managed to complete the foundation cushion for us. Greed was certainly a major reason why construction times have gone out of control. Corona and, of course, various supply bottlenecks only rounded off the whole situation.
