Supply problems, lack of raw materials - as of October 2022

Don't get me wrong, but some clients should simply be recommended a one or two-week internship in the construction industry before starting construction. Building is not Amazon Prime.

It doesn't have to be the construction industry, you can pick any company that buys material and creates value by processing the material and then reselling it as a product. Or someone who buys products and assembles plants from them. You simply can't get the material or only at prices you can't afford because otherwise you would incur losses. What I don't have, I can't install. A company or entrepreneur is ultimately also obligated to their employees, who also want to receive their wages. How are you supposed to pay them if you fill the yard with tied-up capital and keep prices so low that you operate below cost?

This does not have to be generally the case. With us, the (manufacturer) warranty only starts when we deliver to the end customer. However, not in the construction industry ;)

If you buy a computer, let's say from Dell, and install it at the end customer 2 years later, then your warranty claim against Dell only starts from that moment? That's a dream, how do you get such conditions? o_O

So if every employee has Corona twice a year and is out for 2 weeks, this results in an 8% reduction in work performance over 250 working days per year! After 2 years of the pandemic, this should no longer lead to planning being delayed by 100%. We are not talking about the local craftsman who commits to completing something in 4 weeks but then misses 2 weeks due to Corona. This is a cross-year overall planning with many employees! Such effects average out quickly. And to what extent material shortages are already supposed to influence the timing of choosing the scarce material... I do not see a real causality there.

So we ordered our prefab house in November 2020, the (prefab) basement was added at the end of December ’20. It was clearly communicated from the outset that the basement must be finished in April 2023 so that the house can be erected in May, June, or July. The manufacturer commits to this timeframe. Accordingly, the technical sampling takes place now in November and the design sampling right at the beginning of January. When I asked if that couldn’t be brought forward due to the current delivery situation, the project manager reacted fairly relaxed. They have everything available for delivery and can probably start erecting in May already. I assume that things like the heat pump, etc., which are already fixed, will be ordered/have been ordered in time. At least I hope so – I can’t change anything anyway...
