The original draft provided for a somewhat larger base area and was planned on a slab. The salesperson of the construction company had the idea to freely dig out the base area and secure the soil towards the garden with retaining walls. The terrace was then intended as a bridge into the garden with additional storage space underneath it. However, the garden landscaper (and not only him) strongly advised against this plan for cost reasons.

I gladly accept the praise.


We have already obtained an offer from a provider who should be priced at least one shelf lower. They wanted an outrageous 3400 euros for turnkey construction of the upper two floors and obviously had no interest in the project.

Option A would be further reductions in the quality of suppliers regarding wall structure and materials used. Foregoing a KfW quality seal would also be a cost-saving no-brainer.
Trickier would be the complete overhaul of the concept. That would be option B.
One idea would be:
Lowest floor as a partial basement, with functional rooms in the rear area that do not necessarily need daylight, such as storage and technical rooms. Sleeping rooms in the front area.
In the upper floor then kitchen, living area with access to the garden, and at least one, rather two bedrooms.
Possibly also with expandable attic. Then initially one could do without a children's room and later create additional living space.
However, the thought of another floor plan development gives me a headache. Therefore, I am still leaning towards the first alternative.

Well, they’re out then, I’d say. I see that as the most sensible solution. Not me. ;) : Doesn’t the design already exceed the floor area ratio of 0.4 with 450 sqm across 3 floors? Is something not being counted here? I’m a bit lost. Could you briefly enlighten me?

I'm not involved in the subject at all and just hope that the architect has taken that into account. But maybe it works in our case because the top floor doesn't count as a full floor?

I am afraid that we will not get around a new plan. At least I will sit down and work on a floor plan, which I will then present here for discussion. Are there already any comments on the basic idea:
