The floor area ratio is not the correct measure, but the site coverage ratio, as we have found out. In my opinion, this problem is therefore completely resolved. The original poster can build 180 sqm, two stories – I believe he neither can nor wants to exhaust that fully. It would be very helpful if the text version of the development plan were also disclosed, so we don’t have to find out only at the end of the thread what is and isn’t allowed.

I have compressed my proposal a bit to accommodate the budget:








Roughly estimated, this would be about 150 sqm for the ground floor and upper floor. Twins would have to share one child’s room. I doubt that the expansion reserve is actually needed. Possibly one goes down to zero with the knee wall here and saves further space in the attic. Also the question of when the first child moves out again.

So, I did another cash count and left out the naive granny flat.
500,000 euros for the house including incidental construction costs would be the maximum without becoming unreasonable. It can certainly be cheaper.
With an assumed price per square meter of 2800 euros, I estimate that 150 sqm is possible.

Indeed, it was probably about selling as much wooden houses as possible. Basically, our plan was to build using wood stud construction. To be able to compare costs, I called a local general contractor who builds with solid construction. He also mentioned about 3000 euros/sqm for turnkey construction.
