Great design! I would build it exactly like that immediately. Only consideration: take a bit from the large bathroom on the upper floor and plan a small utility room for washing machine and dryer. How many square meters is that? Looks like over 200 sqm of living space, plus basement. You will probably need the buffer if the budget INCLUDES the aforementioned points.

The idea with the utility room would be a good one :)

Currently around 190 sqm. But as already mentioned, we want to reduce to 170 to 180 sqm. I agree with you that 190 sqm could also be tight with the budget. In addition, 170 sqm would be more than enough space-wise for us.

That becomes clear again after just a few posts how this is going / will continue...

Regarding the project. Never feasible for the planned coal.
If living space of 160-170 sqm is required, this should also be targeted / implemented. Did the architect not listen or have problems with numbers? :D So, if possible, shrink accordingly or plan anew / differently. Are there measurements? Upper floor wing 6 x 15 m?

What is shown tends more towards seven figures.

I believe that too – if you’re not 100% sure whether children will come anyway, then it’s already far too big now. Tell the architect you want to reduce to 160 sqm. Size is the biggest lever in your project. We were also initially at about 200 sqm of living space, now down to 170 sqm. A few small adjustments to the floor plan, and it runs – and with our 3000 euros per sqm, we save 90k...

Thank you for your comments. We had the same thoughts. It is clear to us that 190-200sqm is definitely too much. (Der Architekt hatte weitere Entwürfe auch mit 170qm vorgestellt, die uns aber vom Aufbau her nicht so überzeugt haben, wie der hier Vorgestellte) We have the next appointment soon and will see how to proceed. I see 170sqm as a realistic goal.

This is where the problem with floor plan layouts concerning the floors starts again: the laundry room is placed in the basement, but it is more practical where the laundry is generated.
Therefore, one should break away from the traditional layout and consider where something makes sense. The design is unquestionably stylish, and I would use it too, but would probably often curse while living in it.
Therefore, check whether a parents' floor or a children's floor makes more sense. Simply zone the rooms according to their purpose and not old-fashioned (children’s rooms and parents together, sauna and utility room in the basement. The common room definitely on the ground floor by the entrance, but with a big barrier to the garden).
Perhaps the parents come with the sauna and utility room to the ground floor with a nice sun terrace? Just think it through mentally. Then 210 sqm including the basement will be enough :)
