Sounds interesting, but it will very likely not be approved by the building authority. After all, there is no clearance to the neighbors, which is more or less considered a requirement.

The setback of the neighbors is rather for determining the building envelope. Your architect will tell you if that can be achieved. There are many arguments in favor. At least for you significantly more effective. There is still considerable scope. The existing structure also did not have to adhere to any direction.

We will address it and then see what happens :) By the way, the existing building was the first in the surrounding neighborhood. The exact construction date is unknown, as it apparently was only approved retroactively. Previously, there were only agricultural businesses there.

In 1-2 weeks we will receive new plans. One draft on two levels, another one on the previously planned three levels with a reduced ground area.

The house will most likely shift slightly to the west. The planned L-shape is to be retained. The garage will probably move closer to the street with a side driveway and parking spaces.

I will get in touch when we have something available.
